Central Heating System with radiators in every room. There is also a wood-burning stove in the sitting room (first basket of logs provided).
Ground Floor:

• Entrance Hall: Of a good size with stairs rising to the first floor, sitting room to left and Cegin Fawr to right.
• Cegin Fawr: This, the main room of the farmhouse, is a large, comfortable space with a wood-burning stove in the inglenook. Traditional and modern country furnishings sit happily together under the old oak-beamed ceiling. This room leads off to the kitchen and also a small corridor to the ground floor bedroom and shower room. Dining table for 6.
• Sitting Room: This snug, smaller lounge has a pair of squashy sofas, an upholstered Victorian armchair. Flatscreen 19” DVD TV, DVD player and basic Sky satellite channels. Antique quilt decorating the wall.
• Kitchen: A simple farmhouse kitchen with a door directly to the outside, a nice country settle, and the usual appliances (dishwasher, double oven, microwave, etc).
• Scullery: Why did we stop building houses with sculleries? They are so useful! This spartan room can be entered directly from outside (great in wellies), has a double sink, washing machine and dryer and an extra fridge-freezer.
• Shower Room: A small room with power shower that is ideal for use with the adjacent ground-floor bedroom.
• Ground Floor Bedroom: A single bedroom with windows to three sides that is ideal for those less mobile (there is a shower room adjacent) or a kid that wants to have their own corner of the house. Adult-sized single bed.

• Landing: An unusually large landing for a farmhouse of this date, now home to a button-back Victorian armchair and a small library of books. A peaceful spot. An antique quilt on display.
• Master Bedroom: A good-sized room with equally good views to the front. A modern oak double bed with vintage quilts and a nice museum-quality quilt hanging on the wall. Armchair etc.
• Double Bedroom: This smaller double bedroom has pleasant views to the rear.
• Single Bedroom/Study: This cosy room has views to the front and has a full-size single bed, but also a desk in case you require a peaceful retreat on the first floor.
• Bathroom: A smallish, simple bathroom with all new fittings. Views to the rear.

• Front lawn with a small pond (note potential risk to small children).
• Shed for storing bikes (if you bring them).
• Electric car charging point (7kw, fee applies).
• Access over hundreds of acres of private land via good footpaths. Generally lots of space about - great for dogs (there is livestock in the fields at times).
• Garden games - croquet and badminton.
